A major landscape project is a big investment. Here are seven red flags to avoid when hiring a GTA landscaping contractor — and what a trustworthy one looks like.

A major landscape project is one of the largest investments you'll make in your home — and the contractor you choose matters more than any single material. The GTA has excellent landscapers and some you should run from. Here are seven red flags to watch for, and what good actually looks like.

1. No written, fixed-scope quote

If the quote is a number on the back of a card with no itemized scope, expect surprise change orders. A trustworthy contractor gives you a detailed, fixed-scope proposal — the number you shake on is the number you pay.

2. Cash-only or a large upfront deposit

Cash-only pricing and demands for huge deposits are warning signs. Reasonable progress payments tied to milestones are normal; handing over most of the job's value before work starts is not.

3. No insurance or WSIB coverage

If a worker is hurt on an uninsured job, the liability can land on you. Always ask for proof of liability insurance and WSIB coverage — and don't accept a shrug.

4. Everything gets subcontracted

When a "landscaper" is really just booking separate subtrades who've never worked together, you inherit the coordination and the finger-pointing. In-house crews under one design-build roof mean one standard and one point of contact.

5. No portfolio, no references, no reviews

Real contractors are proud to show completed work and connect you with past clients. If they can't show you a portfolio of finished projects or point to reviews, be cautious.

6. Vague about base prep and drainage

This is the big one. In our freeze-thaw climate, patios and walls fail because of what's under them. A pro will happily explain base depth, compaction and drainage in detail. If those questions get hand-waved, the failure is already baked in.

7. Pressure tactics and today-only pricing

"Sign today or the price goes up" is a sales tactic, not a business practice. Good work sells itself; you should never feel rushed into a six-figure decision.

  • Can I see finished projects and speak with recent clients?
